Uptown Charlotte is comprised of 4 wards, each with it's own style and each offering the desirable live, work and play lifestyle. Fourth ward (the northwest corner of Uptown) offers historic, victorian single family homes, brick townhomes, and a variety of condos ranging in price from the mid $100,000s to $1,000,000. Third ward (the southwest corner of Uptown) features a few older single family homes, a variety of properties built in the 80s and 90s and is currently bustling with several new contemporary tri-level townhome products with incredible roof top terraces, many of which offer sweeping views of the skyline. Prices in Third ward range from the low $200,000s to the mid $600,000s. Second Ward (the southeast corner of Uptown) will likely undergo a significant redevelopment to bring residential back to the forefront of this sector of Uptown. Currently, only a few for-sale condo buildings occupy this area, though two of the buildings (The Ratcliffe and Skye) offer some of the larger condos and thus priciest addresses in town. Prices range from the mid-$200,000s to around $2 million. Finally, First Ward was redeveloped in the late 1990s early 2000s and offers a variety of housing options ranging from mid-rise condos to single family to Courtside, which was the first highrise building built in Uptown (in 2006). Prices in First Ward range from the high $100s to the low $700,000s.
A few of my favorite buildings in Uptown:
230 South Tryon -- This building was a commercial building which was converted to condos in 2006. With an elegant lobby, concierge and wonderful amenities, this building located on the corner of 3rd and Tryon offers a variety of floor plans in the heart of Uptown.
Settlers Place -- Located at the corner of Sixth and Church Street, this intimate building of 21 condo units was built in 2002 blending the historic medical college building with new condos. The result is that some of the condos offer exposed brick walls on the interior of the units. These 2 and 3 bedroom condos are spacious and elegant.
The Avenue -- If high-rise, more contemporary units are your style, the Avenue could be a good fit. This building, built by Novare in 2006, offers 1 and 2 bedroom condos and has a fantastic amenity level on the 10th floor featuring a pool, movie theater, gym, yoga studio, a club room and several spaces to watch the game or play one...and the concierge will make sure you have what you need.
